According to the company’s internal statistics, in 2024, MENA accounted for 5.7% of tokenization transactions driven by STOBox. It represents a marked increase at the end of 2023, when its share was just 2.7%, so it is clear that MENA has gained momentum to embrace blockchain-powered financial solutions. Based on the potential for regional growth, we expect it to be adopted more quickly as infrastructure and market maturity continues to develop in 2025.

To date, it is the powerful economic situation that Mena enjoys. But that’s not enough. It really stands out at the global stage, so the region needs an additional competitive advantage, and tokenization could be a differentiator. By leveraging blockchain to unlock liquidity and streamlining asset ownership, MENA can attract more international investors and increase the global position of the financial sector.

The region demonstrates its commitment to fostering a digital asset economy, and the UAE is a leader in this regard as active regulatory support is particularly important for growth. In addition to creating regulatory sandboxes, the authorities are issuing exemptions tailored to encourage experimentation and development of tokenization. These initiatives ensure regulatory compliance and promote a secure and innovative environment for blockchain applications while reducing barriers to entry for businesses.

All of these suggest that MENA may emerge as a key player in tokenization, with several factors driving regional expansion in this space. The next strength is important to look at the likely positioning of the region in the near future, and give us how MENA has become extremely promising in tokenization.

Growing strong underlying assets

MENA’s economy thrives in multiple tokenization-rich sectors. Real estate, aquaculture, food production, energy and renewables are all experiencing impressive growth. The economic strength of the region provides ample opportunities for the tokenization environment, as the success of tokenization is closely tied to the expansion of its underlying assets. Tokenization also provides these industries with increased liquidity, fractional ownership and global investor participation, further accelerating the expansion.

Future-oriented technology ecosystem

Mena is actively reinventing the digital age. Aiming to reduce dependence on oil and gas, the region instead invests heavily in technology, supporting local startups, and fostering innovation through both funding and consumer demand. The result is a high-tech driven environment that presents the fertile ground of tokenization, especially in software and energy-centric projects. Highly dependent on energy, AI is another sector in which tokenization can play a pivotal role by allowing fractional ownership and investment in high-demand energy assets.

Strategic Geographical Positioning

Mena can be thought of as “Switzerland in the Desert.” This is a relatively neutral region that benefits from strategically advantageous locations. At the intersection of Europe, Asia and the US, Mena enjoys seamless trade and financial interaction with all these regions. Ease of business operations and minimal trade friction make it an attractive hub for global investment.

Investor-Friendly Regulation and Tax Environment

MENA provides a favorable regulatory environment for building tokenized transactions. With a strong reputation, competitive tax policies and minimal restrictions on international products, the regional framework is extremely useful for launching and managing special purpose vehicles for tokenization. Similarly, the absence of excessive bureaucratic hurdles makes it an attractive destination for both startups and institutional investors looking to capitalize on tokenized assets.

MENA’s strengths are numerous and diverse, identifying three key pillars that will drive the growth of real-world asset tokenization in the region. First, the region offers an array of valuable assets and business opportunities. Second, there is a developed investment and financial ecosystem with substantial capital available for tokenization. Third, regulators are actively supporting tokenization initiatives, creating a positive environment for long-term growth.

These conditions are very promising, but there is still room for improvement. One of the main challenges is the fragmentation of regulations in various MENA countries. A more unified regulatory approach could further accelerate the adoption of tokenization, as it focuses on expanding sandboxes and exemptions. By addressing these regulatory nuances, the region can integrate positions beyond emerging players in the tokenization space. Its dynamic economy, strategic positioning and future-oriented regulatory landscape are poised to become the dominant force in the future of tokenization.
